Well, I am a positive guy but my wife is not.
The hotel is very dated and we were on 3rd floor, not much noise. However the mattress is firm and spring box like. I am ok since I like it firm, but I was just tired from walking far. I couldn’t find this hotel using google map and the site is wrong. I really have to walk and ask as I “explore” the area at night time. I had one of my luggage delivered from the hotel in other city in Japan, it managed to be here, to my surprise. Anyway, it has been an adventure for sure.

Good place to stay. Hotel has classic decoration, is clean, rooms are spacious, near from transport, restaurants, 7 eleven and bars at Shinjuku. If you want a quiet place and save money this is a good place to stay. The only weird thing is that you have to leave the key every time you go out, but it is because rooms do not have technology to be opened by digital card.

Awesome location with everything you need and easy access to Oedo and Fukutoshin lines. The property is dated, but the rooms are spacious with an excellent ofuro room separate from the main room. The toilet is also separate so good for travelling as a couple.

This hotel was in a good location and the room was very spacious. However, my room smelled like smoke which I was not aware of when booking. You also had to turn in your key each time you left the hotel which is a mild inconvenience. There was nearby train stations and a good laundromat so it was a good temporary stay for the price.

Property is dated, definitely older than other hotels in the area, but they keep it pretty well/clean. Very basic hotel, but perfect for us; we just came back to sleep at night, didn’t spend all the money to fly to Tokyo to stay in a hotel. Bus stop is 3 minutes away, Shinjuku metro station 15 min, very convenient. There’re many eateries & shop in the area (mostly Korean as Shinjuku is the major K-town of Tokyo). Definitely would stay here again!

Pros - Spacious for Tokyo at this price. - Not far from metro stations and restaurants Cons - The hotel is really outdated and requires some maintenance/upgrading before I would reccomend staying here: • The room smelled musty and smokey (To be fair, it isn't listed as non-smoking), with signs of water damage. • The rooms require you take a metal key with a long plastic rod that you have to return everytime you leave the hotel, regardless of time. If you lose it, there is a hefty fee. • The carpet in the lobby is peeling at the edges. • The hotel states it will provide housekeeping, but this did not occur once during our stay (3 Nights). The bedding and towels were not exchanged, and only 2 towels were provided. • The furniture is old and worn, the sink was cracked, and the fan in the shower dripped water. • No outlets near the bed if that matters to you. - The bathroom is small, even for Japan, and lacks a bidet. - The pictures of the lobby and room do not reflect their current appearance. - The wifi was weak, it did not work in some parts of the room. Overall, while this is an affordable place to sleep while in the heart of Tokyo, in it's current state I cannot recommend staying here.

Great pick in Shinjuku!
This was our first trip to Tokyo, and we gave a lot of thought (and research!) about where to stay, and we’re so glad we picked this area (Kabukicho/Shinjuku). The prime location of this hotel beats everything else! The price is very decent considering where it is, plus it’s very roomy, and has its own fridge, and Japanese style bathroom, which we enjoyed. The staff is very courteous, and accommodating. We would definitely come back again!

For the value for money, this place is excellent. It is quite close to Shinjuku station and to all the shops and amenities. As the other reviewers suggest yes it is old, but it is very clean. It is well run, and the rooms are very large for Japan, which was excellent for our last three nights, as we needed to have space to organize our purchases. I highly recommended place as excellent value for money. They also allowed us to store our luggage in preparation for our flight home.
