On the plus side: well appointed and very functional room, albeit on the small side. Perfect for a solo traveler, maybe not so great for a couple given limited storage. A big plus, rare in hotels of this category in Japan: a well equipped and modern gym, and a swimming pool. On the downside: too few breakfast venues for a hotel this size (which is really 3 hotels in one). Outdated rooms (floor 33 main tower and on floor 22 main tower). Staffs were friendly. Breakfast at the Luxe main tower was good and lots of varieties. Swimming pool - must pay to use. Be careful.

The air conditioner doesn’t work not because of the heat wave. There is room with proper and well functioned air conditioner! The staff helped us to change the room even at midnight, we really can’t stand for a room with 25.5 degree and 80% humidity. The gym is spacious and well equipped. You need to pay for the swimming pool even you are hotel guest. The staff are willing to show you the pool. The location is prefect!

It was very close to Shinagawa Train Station which was convenient especially having little kids. Staff were accommodating especially the room attendants. There is 7eleven and pharmacy on the ground floor of the hotel. The breakfast buffet was amazing too. There is also a “food court” on the ground floor with great food. Must try curry with omelette.
