The value for the price is awesome. The hotel was clean, walk across the street from the train station and you're there. Kyoto is quieter than I had pictured, but there are a ton of restaurant and drink options within a few steps of this hotel. The staff were friendly and efficient. The breakfast was delicious with plenty of both Western and Japanese options. I would stay here again.

Everything was great, close to station but quiet, some amenities like toothbrushes (paid hot drinks though), many dining options, and great staff. Room small as most rooms in Japan are but very clean. Laundry room did smell weird though… unsure if it was the washers or the room…

I think they need to get rid of their carpet and doesn’t seem to have proper ventilation. Our room was too enclosed. Triggered my Allergy from dust in our room which I smelled the moment we got in. I endured our stay by wearing face mask when sleeping and taking antihistamine. The staff were great though. As much as hotel was very convenient to the public transportation and the staff were very friendly, will not be choosing it again nor recommend thus a hotel as it didn’t have proper ventilation.

It’s an older hotel. The room was small but just enough for a family with 2 adults and 2 elementary school age children. There are 2 washers and dryers in the building which worked out because we packed light and needed to wash. It’s literally across the street from Kyoto Station and is super convenient. There were a lot of local eateries outside of Kyoto Station but of course there are restaurants and coffee/tea shops inside the station. Lawson, 7Eleven, and Donki are all very close to the hotel. If you don’t care about luxury and just want a place to lay your head, this is the place. The staff was also responsive when I emailed them prior to our stay. Extra star for that!

Inconsiderate and incompetent front desk.
The front desk was beyond incompetent and disrespectful of my time, energy and the hour at night I checked in.
1) They checked me in (after midnight) then once I was in my room they called to tell me they couldn’t find my reservation. When I went to give them the confirmation number they hung up. Called me back and told me I needed to come back downstairs to show them. I was exhausted and just wanted to sleep.
2) Then accused me of booking the wrong hotel or dates. I physically had to show them on my phone and point out the date, hotel address and confirmation #.
3) I told them to check with hotels.com and not me (it’s 1am) let’s deal with this in the morning.
4) I go back to my room and he calls me again! This time to inform me that I didn’t pay for breakfast, which I already knew. I want to sleep stop calling my room after 1am, what’s wrong with you!
5) When I wake up there is a note saying to come by the front desk again because they charged me the wrong amount for city tax and I owe more $. I almost just left and ignored them but I paid it reluctantly.
There lack of customer service and awareness makes me want a refund.
