Very disappointing
Our room was on the lower floor and although large was shabby. During our second day I returned to the room and noticed a disgusting smell coming from the bathroom, I was offered an air freshener but told them it would take a bit more than that to sort it out. Only when the smell became unbearable we're we moved to the sister hotel where we were very well looked after. However having stayed at the Lookout 2 years ago when we had a great time we felt that this time the hotel seemed neglected, the quality of the breakfast was lacking and it was just very expensive for a very lackluster stay. Will not be returning

Disappointed
Was very disappointed, we stayed in room 20. All the curtains were to long and frayed down the edges, a curtain pelmet was missing and curtains hanging loose. Carpets stained. Corridors need repainting. I could go !!

A great and convenient place to stay
On arrival the receptionist was very helpful and friendly. Gave us lots of information. We were upgraded to a kingsize but although the room was clean and had all the facilities it could do with some TLC. I understand rooms are being revamped. All staff were help and friendly and always ready to help.The hotel in in a great position for visiting the town and we would certainly book another trip here with no hesitation. Thank you all at The Lookout for a very enjoyable break.

Lovely Town Centre Hotel
The Lookout is a great little hotel right in Rye. If its 5* you are looking for it is not, but lovely building in reasonable condition. Huge room with terrace that was nice. Very comfortable bed with lots of soft bed linen and pillows. Bathroom was a little dated but it all worked and lots of toiletries. Breakfast was amazing. Lots of food for all tastes and you can eat what you want, all freshly cooked. Continental food was fresh and tasty. No lunch or evening food so very quiet. Shame because nice bar and outside sitting area. Staff very helpful and nice. Overall a great stay. Thank you.

Impressive
A lovely hotel with a warm welcome from the staff. The room we had was a little tired and in need of some refurbishment, but this in no way detracted from our view of the hotel as a whole as we would gladly return. Breakfast was excellent and we would like to thank the staff for a wonderful stay.

Very tired regarding decor. We had a king room which was large but in need of an update. Carpet had seen it's day, grubby and worn. Room had a large balcony overlooking car park but exterior window and balcony woodwork was rotten and it real need of repairing and painting and decking boards needed a lot of TLC. Walls in room had areas that needed attention. Bathroom was clean but wooden bath panelling should be replaced as looked bad along with missing and broken beading around the edge. Wooden room furniture was old fashioned and tired. Top of wardrobe hadn't been dusted. It is nowhere near as good as pictures show. On a positvie note, breakfast was very good. Lovely clean bedding and plush towels were provided and the added touch of dressing gowns. Overall disappointed.

Central location.
Very central location. Comfortable and clean room but decor and furniture a bit tired. Pipes from plumbing rather noisy throughout day and night. Staff were very nice. A problem with a broken hot drinks machine at breakfast so no teas or coffees. (No suggestion of a kettle being boiled to rectify the problem but when I asked they did let us take milk, teabags etc to our room to make our own hot drinks to have after breakfast)

When I first walked in the bedroom, I literally laughed out loud - The room was tiny !! Which isn’t a problem, but compared to pictures online the bedroom looked nothing like it did in reality. A small double bed, tiny chair in corner, beside cabinets & a thin dresser. No patio doors as all the double rooms show in pictures - just an old windows that rattled al night. I looked through every photo on their webpages & didn’t see my room. Any room that was similar to mine looked as if it had patio doors leading or 2 double chairs to make it look like you had a sitting area. Just remember the standard double room is 215ft - that is small!! The best thing about this hotel is the location & go into town. It’s very close to the Castle & mermaid street which is off high Street. The hotel has parking at back, a little tricky to get to, but reception will give you a map. £8.50 a day pay on line. From outside, the hotel looks a bit tired & as you climb the stairs to the room the carpets are very worn & some area’s definitely need maintenance & paint. They have an outside area on the front. Room is very clean. Modern. No where to put large cases, except behind the door. Lovely bathroom One thing - no handle on inside of the door. I’d stay here again but only due to its walking location. I really do hate being deceived - in regards the pictures on their site of rooms & them not looking anything like the room we were in. For this reason I’m marking lower scores..

Great staff. Excellent breakfast. The decor in the property needs updating. Bedrooms kept nice and clean. Good shower. My only recommendation is for the hotel to not play music during breakfast - it is unnecessary in my opinion.
