First the pros: management very nice and very responsive; the small kitchen was nice to have and the room was relatively new.
The above pros are far outweighed by the cons: the room is supposed to sleep 3 but only sleeps 1 comfortably. No linens at all were in the room for the futon the 1st night. They arrived promptly the next day upon my request but the futon was hard as a rock and lumpy so my college aged son and I both had to sleep in the double bed. The small double bed had a TWIN sized mattress pad on it, which resulted in ridges on both sides of the bed. This is ridiculous for $260 a night. The breakfast area has no AC, the neighborhood is sketchy and the “breakfast” is minimal at best. There is rarely anyone around during the day and the person who was there didn’t speak English. She knocked on our door and woke us up before checkout time, wasn’t very friendly and seemed put out when we asked to leave our luggage there for a little while. (Fortunately my poor Spanish was enough to communicate this.) There wasn’t a closet or anything so we just had to leave it out in the open in the back of the breakfast area. Finally, the link to Google Maps on their hotels.com listing is incorrect- we were driving around late at night looking in the wrong place for it.
I travel extensively worldwide and I have definitely stayed in worse places but NOT for the price paid for this hotel. I know SJ is expensive but there is almost no value for money here.

Starting off with the location. It was close to the airport & close to all San Juan beaches that I wanted to explore close to all the excursions I wanted to explore!
Driving up Tapia haus is so cute exactly how it is in pictures. Very clean & surprisingly my room was small but perfect had kitchen refrigerator smelled great very clean. Staff was very nice & free breakfast was a plus.

Room was good but no hot water
The place was clean and had all necessary amenities; however, it did not have hot water or a good water pressure. I called the hotel to let them know and their response was that there was work being done outside by the town which was impacting water pressure therefore their water heater was not working (our room was on the second floor). We did not see any visible work being done outside, so not sure whether that was a true statement or not. We stayed for 5 days and did not have hot water during our stay.

Loved the location - and I never try to leave bad reviews; however the floors hide dirt really well and were rarely mopped - our socks and feet were filthy. There was a sign in the room that breakfast was served from 8-9am, but we never saw anyone to be able to order it. There was never any staff there early in the mornings. Most importantly, the room had BEDBUGS. They devoured me, I spoke to and sent pictures to the manager and she didn't seem concerned at all. No offer of making it right - NOTHING. Don't stay here. Location isn't everything.

Muy bueno el hospedaje en tapia haus 103 lo pase super bien el area tranquilo. Una recomendacion en el area del baño tiene que poner algo para tener privacidad por que con un cristal sin poder tapar con una cortina lo que estan caminando o el vecino nos puede mirar es lo unico que encontre un poco sin privacidad. Pero de lo demas lo recomiendo a todos muy limpio muy acogedor y cerca de todo.

Great hotel in the middle of great nightlife!
Anthony was extremely friendly! The hotel is in what looks like a rough neighborhood but we had no issue at all walking around, even at night. There's a great food truck parked right across the street and Plenty of bars with lots of friendly people hanging out in and outside very close to the hotel. Very close to the beach and a short Uber to Old San Juan.

Tapia Haus 103 is EVERYTHING. I wanted the Full experience living around the local Puerto Rican’s and Tapia Haus gave me that. This is gem and it’s centrally located to walk to the beach, night life, and great food places. Anthony and Hunter deliver two different experiences while both are very pleasant and honest. O cafe da manha é muito fraco e um horário muito curto, de 8 às 9h, mesmo assim às 8h não tinha ninguém. Eu tive que fazer o café dois dias. O tapete do banheiro estava sujo. Apesar de fazer a reserva para 3 pessoas, só tinha uma cama king. As pessoas no atendimento não falavam espanhol, que é a língua oficial do local.

The property was very cute and trendy. The check in and check out process was simple and the staff was very friendly and helpful. They gave us tips for the local area and city. The property was close to the airport and other attractions and tourists spots. The beach was a few minutes walk and calle Loiza has many neary bars and restaurants. The Conado area was a short drive away.
