gem Of a place but needs some better management
Wonderful location and foundation. Better management is needed to give a better overall experience. We stayed at one of the highest condos and were given an overview during check in about the pool and bar to enjoy it during stay. Unfortunately we found later that bar is only open for weekends. Very disappointed because we were struggling to get vegan and allergy friendly food there and had hoped bar menu might accommodate. Had sent a note ahead about our food restrictions but received no response. Luckily in San Juan del sur there are food places accommodating. Felt bad for the drivers since there’s few of them to ask to drive us to top rather than taking stairs since I had a broken toe. They really need more drivers - or clearer understanding of expectations Couldn’t use room upstairs to sleep since air conditioning didn’t work

Beautiful Views... that’s about it.
We had a room that we need to get a ride up to in a truck, and Had to walk down a thousand steps to get down. The bar by our room was closed, no room service, so up and down. The beds not comfortable at all, and old dusty towels. Staff could care less that we were even there. the food was so-so, cocktails took about 30 minutes to get. I would not stay here again.

2/10 Poor

Although the hotel is beautiful I would not recommend this to anyone. The hotel staff at the front desk were rude every single day. They should consider changing the people that they have working at the front desk. Since the moment we got there they were very unfriendly and made us feel unwelcome. The fact that the hotel is located at the to of the mountain is ok, we just had to depend on shuttles to get to the bottom part in order to get into town. The shuttle service ends at 10pm. We did not know that. We tried leaving past 10:20 pm and when I called the front desk they said “shuttle service ended at 10 pm.” I asked if they could call a cab for us and they said “we don’t have a number for a cab.” After this I expressed how unhappy I was because the gentleman was not willing to help us. He immediately called us a cab. This made me feel trapped as if I had a to follow a curfew. Besides that the hotel room did not have a blow dryer or iron. You have to call front desk to pick it up. That’s another shuttle drive to the front desk. The Shuttle drivers and maids are nice. The front desk people and the service at the restaurant are horrible. The place as beautiful as it is, well it’s just inconvenient. I will not reccoment to anyone and I won’t come back to this resort.

Wonderful views. Great location.
Short walk to beach and restaurants. Luggage delivery to rooms needs improvement as room access is too steep to permit self-carry or bellman style checkin. Delivery by back road via cheap is too slow.

Trip of a lifetime
Such an amazing hotel - super clean, amazing facilities. But most importantly was how great the staff were. Krystal (sorry for not knowing the spelling of your name) - saved my butt; I left my bag at reception and was on the way to the airport - she called the taxi driver, and had staff hand deliver to me when we went back for it. Mucho gracias! You won’t be disappointed

Mixed Review
The hotel was quiet, the rooms were clean and comfortable and the staff were friendly. The water faucet in our shower broke and our AC didnt work so they gave us a very nice updrade. The shower in the upgraded room didnt work either. They didnt fix it. There is nothing going on. tThey didn't even play music and there was not a single person in sight. The second issue is the stairs. There were 288 stairs to walk up to get to our room! Yes, 288, and we weren't even at the top of the resort. There is a driver to drive you there if you want to tip him each time, but we were back and forth from our room and town alot and that would have been super expensive. The transportation to any local attraction is 10 times more expensive than any shuttle service in town, AVOID HOTEL PROVIDED TRANSPORT. Unless your pockets are super deep just don't do it. I consider the price of their transport to be the definition of price gouging. Our last night we decided to have dinner at the resort, (their food is SUPER expensive). My husband ordered filet mignon, which came out as folded over flank steak to make it look thicker. My lobster was way overcooked and the person working at the bar had to walk to the main bar (which is far) to get our food. Needless to say it was cold by the time we got it but we felt so bad for the guy that had to go pick it up down those stairs that we didn't complain. There are better places in town for much less money and you will probably be happier with one of those.

Great but Older.
In this area this place was a great place. Safety and accommodating was the strong points. This place is getting old and needs some upgrading and repairs. It is very nicely done, just older. Loved the bathrooms!

Great hotel and location.
The hotel is great. Set upon a hill on the outskirts of town but very easy to get to the central part of town (as it's a small town). The views are amazing and the hotel staff is wonderful. The food and drinks are good and the room was clean and comfortable. We would definitely come back and stay here again.

Hotel Staff not prepared to handle situations
I arrive around 6:00 pm, and in the reception there was a lady complaining that her cabin did not have A/C, I thought that was an isolated event, but it was not. My cabin did not A/C as well, and I had to wait almost like 2 hours until they told me they were going to give me another cabin, I do not understand why they had to wait almost 2 hours to decide that they were going to give me another cabin. Breakfast was a hold other dilemma, they ran out of food, and the lines were absurd.

Our entire trip to Nicaragua was wonderful. We stayed at Pelican Eyes for 1 week, in a regular room. It was spacious, clean and comfortable. It afforded stunning views of the harbor and the town below. The food in the restaurant was very good, and reasonable priced by North American standards. The staff was friendly, and always ready to be helpful. Most had difficulty in speaking English, but between their limited capabilities and ours in Spanish, and with gestures, communications were good. Word of caution: there are no elevators, and the hotel is built in a mountain side. We had the second room from the reception area, and we had to climb 50 steps to our room. There were 240 steps to the uppermost rooms. Those steps are not adequately lit at night, so some caution should be exercised. The hotel is conveniently located, within walking distance of most anything in San Juan del Sur. We would return to this hotel if we were to come back to San Juan. Photos are view from our room, both daytime and sunset.

The best hotel in San Juan del Sur
Let's start by saying this: it's expensive and it's worth it. This is by far the very best hotel in San Juan del Sur (I've stayed at/visited almost all of them). The facilities are amazing. They have rooms and villas that are absolutely honeymoon material. They have three great pools and 2 restaurants (They let you drink in the pool, which I believe is absolutely amazing). The whole experience was great, only down side is that since it's SO BIG, you need a shuttle to get around, and if you go to the town (Where the bars are), they charge you $5 per trip. On the bright side, they also offer a shuttle that goes down to the town and then back to the resort every hour from 2:00 PM to 9:00 PM. So if you like to party hard all night, you'll have to get a taxi to get you back to the resort, otherwise you won't make it. Food at the restaurants was great, the staff was kind and the villa I stayed in was marvelous, try to get the Casa Sosiego if you can, if you don't like it, I dare you to send me a reply. You will love it here. Perfect for couples.

Nice stay
Stay was great although there was a wedding the same weekend and pool and restaurant was closed in phase 2 (where I was staying) so you had to get them to come get you to bring you back to phase 1 on the other side of the property. This was a slow process sometimes. I wish that they had put me in phase 1 after knowing about the wedding. Also, the towels looked a bit weathered.

Beautiful view of San Juan del Sur
The location was fantastic and the view was wonderful. However, I had booked two rooms requesting that they be close to each other but they were at opposite ends of the complex. One was a standard style hotel room and the other was a beautiful condo style accommodation. Room #1 had issues with bugs. There was a cockroach under the covers and the bathroom was full of ants. Maintenance came and sprayed, but it was still pretty awful. Room #2 was fine. Online and when we checked in we were told we would receive a complementary breakfast so we went to it and then they told us because we booked through Hotels.com that we didn't qualify and tried to charge us. They did the right thing by us and waved the bill because the knew they told us upon check in that it was included. The rooms are quite spread out and a shuttle was needed to get anywhere. They were very prompt in picking us up anytime we wanted go go anywhere. Overall it was a nice place to stay.

Comepletely disatisfied
No wifi for 2 days, telephone broken first day also.Hotel charges 10.00 for drinking water which is a plastic bucket and spigot with no lid!!! Booked king bed while standing at reception. Then was told not available.Saw maybe 10 guests, hotel was not even remotely fully booked? Why no king room available? Ocean view room was peek a boo thru the trees.Took 20 minutes to obtain 2 towels while at pool.We were the only 2 guests at the pool. Why so long of a wait? Had to ask 6 times for water at breakfast before receiving.Which included 2 trips to to the counter myself to ask.I could go on and on about how completely disappointed I am in this 1 star hotel which charges 4 star prices !!! I do not write reviews but was compelled by the lack of service and utter disregard by some of the staff.Would NEVER recommend this hotel !!!!!!! Save your money and stay anywhere else !

Everything was great. From the moment you arrive the staff is very professional and welcoming. We were greeted with complementary drinks. You are driven up to your room, which is like a small house! We stayed in Aguas Azules. The view our room had was amazing. The bed was comfortable, the bathrooms are really big, the patio is also huge. The pools there too and the bars are super awesome.
