Everything is overpriced these days, but in general, for an independent motel, this was OK -- not great but fine. I was mostly prepared to give it an 8/10 except for two things that showed up late in the trip which bumped it down to a 6/10.
The first thing was I was awoken pretty early in the morning by the people in the next room over having a conversation. They weren't being that loud, but I could hear every word as if I was in their closet, so clearly the walls here are very thin.
The second thing was that the blankets weren't warm at all, and when I woke up, I was really cold (in early May) despite not using the AC.
Those two things are what took it from an 8 to a 6.
What gave it an 8/10 instead of a 10/10? The bathroom door had a lot of space around its edges so you could see in, the toilet smelled bad, and the only light in the bathroom was from the lit mirror, which made it kind of dim, the stairs felt a bit rickety, etc. -- minor stuff.
On the plus side, the coffee was good, the shower was hot with great water pressure, the microwave and fridge in the room worked, they had an ice machine that worked, the wi-fi worked, the room was reasonably clean and comfortable, and I felt safe on the grounds.
All told, I've usually had better experiences in chain hotels than I had here, but I just particularly needed a motel rather than a hotel on this trip. You definitely could do worse, and I would book it again if I had to.
