Excellent place to stay and staff was great. Just remember that they can pick you up on the day you check in and they can drop you off the day you check out. I had to get dropped off at the Hakuba station when I was leaving

more of a 2 Star property-- especially in the quality of the beds and furniture. But the location is great-- 5 minute walk from bus stop and 15 minutes from Gondola (and 3 minute walk from shuttle stop to Gondola). what i appreciate about the property was there was a desk so I could get work done. Hotel has a very strict policy regarding breakfast (they won't serve anyone after 8 am) and you have to pay for late check out (which i appreciate). but if you're expecting luxury, you won't get it here. You will get convenience though.

Spacious room but a bit overpriced
Room was spacious but a bit overpriced. Staff was friendly especially Ms Ayu. Need to take note of the breakfast serving time as it ends at 8am. Hotel will provide free shuttle service if the ski shuttle is not yet in operation. Suggest to go after mid Dec if your main objective is to ski. Most of the restaurants are closed until mid December.

For us it was great for family with older kids as we could get separate rooms at reasonable rates, rooms were simple, clean and comfortable, staff were helpful and friendly, easy distance to bus terminal (and choice of ski resort) and nearby food options.

It’s ok but wouldn’t go back
Rooms are very basic but comfortable. Hotel and rooms had a very strange smell. Not a good one. There are loud drinkers at the bar at night and the noise goes all through the hotel. If you’re a light sleeper this place isn’t for you. Breakfast cuts off early at 830 and is really not very good food. Onsen is so hot you literally can’t get in for more than 60 seconds.

The hotel has a really good cost/benefit. The rooms were clean, there is a fairly good breakfast and the view was exactly as the website. It is well located, within steps from a wide variety of local restaurants and shops. Happo-One resort lifts 3A and 3B, gondola and ski jumping are about 500m from the hotel.

Great hotel in a great location
Kokoro was a great hotel - really friendly staff, clean and comfortable with beautiful views of the Alps.
It’s a few hundred meters - mostly flat and easily walkable, even in ski boots / from both the main Gondola and the Nakiyama Chairlift (opposite directions).
The room we had was a twin/double - the space was big, but we still had a bit of trouble navigating four large suitcases (our fault for having so much luggage). We also put the beds together to form a massive bed.
Breakfast was good and hearty - Australian travelers take note though: don’t expect an Australian hotel style buffet breakfast. It’s more like a European continental buffet, but with sausages instead of cold meats; and amazing Japanese green tea/mango roll cake instead of pastries.
