Nice but service wasn’t as expected
The hotel was great however there was a very long delay for check in. We were expecting a bottle of wine with our room and even on checking in at 10am still had to request the wine at 10pm at night. Very unfortunate.

Don't waste your money.
If you stay in the building across the street from the main hotel. Especially the basement level.
Your view is a wall about 2 Metres away.
The room itself was small and stuffy.
You can open the windows but as there is an alleyway running down the side of the building that does have gates both ends. But they are not always locked so anyone can walk down them.
If you are 6ft and lying in bed. Expext you feet to be knocked if anybody else wants to go from the other side of the bed to the bathroom.
Also be prepared to hear the people above you walking around, but it is especially unpleasant hearing them using the toilet.
Dont bring to many clothes as all you have is a few hooks in the little cubbyhole where they keep the other amenities. Kettle safe etc.
The extractor fan in our room didnt work.
For a Hotel that markets itself as 'Luxary'

Cozy stay in the Haymarket area
The Roseste was a beautiful property located in the Haymarket area. We stayed in one of the smaller rooms which was fine for just 2 nights, the bed was very comfortable and the room was clean and had amenities like a tea kettle and shortbread cookies. The staff was excellent and the male concierge gave us the most amazing dinner recommendation, and was so helpful overall during our stay. This property is a bit further away from the rest of the city but was quiet and pleasant.

Perfect location to stay
We loved our time in Edinburgh. We were happy that we stayed away from the hustle of the city center as it wasn't far away but easy to get to. The hotel concierge helped us with what busses to take to get to city center and airport. Very easy. The hotel is beautiful, comfy beds and very friendly staff. Will highly recommend.

The hotel is lovely - we loved the boutique feel with high end furnishings. The staff were friendly and very accommodating, especially Alexander. Highly recommend the Roseate Edinburgh!

Beautiful hotel with exceptional customer service. I was given the warmest of welcomes, the staff are highly professional, friendly and caring. First impressions made me feel like a valued customer and attention to every detail is outstanding. I will be staying again and recommend this hotel to any visitor to our beautiful capital. Our room was almost too small for two travelling with luggage - there was no closet space to store anything - but it was clean and nicely furnished.

It’s the staff that made our stay exceptional at The Roseate Hotel. I booked the Petite Room for myself & my daughter as a treat. The bed was the most comfortable I ever slept on. Even though it is small the room had everything we required and more. I would highly recommend a stay in this hotel.

Lovely, comfortable and quaint - great breakfast!
The Roseate was a fantastic place to stay with our family on our last two nights in Scotland, and it was our favorite hotel of 5 hotels on a 2 week stay in the UK! Situated just outside of the main city, the location was perfect for a group that wanted to see Edinburgh easily, but didn't want a city hotel feel. The hotel staff was very friendly and helpful when my father-in-law requested an extra bed sheet and when we requested a quick and early breakfast on our way out of town. In fact, the breakfast was a highlight - amazing options presented in a beautiful room and very good food! The rooms and beds were very comfortable and the property is so beautiful - we stayed in the main building. I didn't see the second building, but assume it is just as nice though I can't speak to it. No complaints at all for this lovely hotel. Thank you!

The historic property is conveniently located close to trams, trains, and buses. It is also walking distance from many restaurants, the City Centre, and the Walkway of Leith. The property has a lovely menu for breakfast and à la carte dining. Helpful and friendly staff. Quiet and safe location. I would recommend a stay!
