Lots of pros and some cons...This guesthouse is downtown Basseterre and is above an Asian grocery with no elevator. It is on the waterfront so prepare for beautiful seaviews &sounds of the open bay. Its footsteps away from ferry terminal which can get you to Nevis easily and other affordable local transportation. The rooms are nicely furnished and clean. Showers have very hot water. While its true that the surounding neigbourhood IS a bit rough/shady, the property is very walkable to the market, supermaket and main parts of town as well as the cruise ship terminal for more restaurant options. The host is very responsive and willing to assist..just a phone call away. As a solo female traveller i highly recommend a door jam to improve your feeling of safety/privacy. Similar to other reviews I had a mix up with my room booking but the host tried his best to resolve which i truly appreciated. I would suggest to the host to have a community kitchen stovetop which allows persons to make light meals where smaller rooms dont have kitchettes. Overall I would say it's budget friendly and you cant beat the location for basseterre.

NO ROOM SERVICE FOR A 3 NIGHT STAY. NO STAFF PRESENT TO COMPLAIN ABOUT ANYTHING.On arrival they first told us we have no booking there until I saw the manager. I will never recommend this place for anyone. We heard confrontational arguments between the manager and guests who were turned away because of overbooking.

Nice clean rooms in a location very close to city centre. Handy for bus and ferry terminals and Port Zante shops and restaurants. Good views over the bay towards Nevis. Friendly and attentive staff.

I wouldn't know how the inside was since it was overbooked and I was left stranded I actually had to spend three times the money to go stay at a good hotel.... My money also wasn't refunded be very careful when dealing with these type of properties where the owners are small time and not reliable

Upon entering the property, I was greeted by Homer, he is the owner. The steps, porch, passage, and room were all clear and clean. The bed was well made up with white sheets. He gave me my keys along with the wifi password and a contact number, he was very professional. I checked the bathroom, standard amenities, no tub thou, but that's fine as it is a guest house. I went on the porch, there were 3 cruise ships in that day, Absolutely stunning! A magnificent view of the town Basseterre as well, oh you can see the ferry terminal, which takes you to the beautiful small island of Nevis, just 2 minutes walking distance to the felly and bus terminal. The Colosseum is located in the town of Basseterre so it's quite easy to access restaurants, banks, and other businesses. I did enjoy my stay and I look forward to returning. Cheers, Homer.

My initial reaction upon arrival was mixed. The area surrounding the property is quite unkempt and questionable. Because there is a small convenience store on the first floor of the building there are lots of people milling around outside, and being an American woman I got many unwelcome remarks from men while I was coming and going. There was ample parking out front, and a beach across the street with views of the cruise ship. It is a busy road and quite noisy. There is a balcony but no chairs to enjoy it. Inside the hallway is kept clean. The room itself was also clean, but during the 6 days we were there we were never offered room service, fresh towels or additional toilet paper. We finally had to ask one of the employees when one was available. The owner comes and goes without notice so you never know when someone will be there. The real reason I’m giving such a poor review is due to the mishandling of our reservation. We booked a one week stay two weeks prior to our arrival. On day 5 we were approached by the owner who told us he had double booked our room and said we would need to check out a day early. He said he had already booked us at a nearby hotel. Totally unacceptable! Upon checking out that hotel we were not pleased with the condition or location and told him so. There were several other guests who were also displaced. We had to take time out of our vacation, miss an excursion we had planned, and have added expense due to this. Think twice b4 booking

Horrible- DO NOT STAY HERE, EVER! I booked via Expedia for 5 days/4 nights. Stayed here once before with no issue, but this time, on day 3, this small family run hotel owner said he had overbooked for my final night for a large party who was taking the entire hotel (small). In other words, I am making more money by a full rental than by you or the other room with American guests in it. Oddly enough, the Expedia site still showed 2 room available for that night. He said he booked me at a nearby hotel already. He never asked me. The hotel he booked me for was awful, terrible neighborhood with huge safety concerns and zero parking. I explained I’d book my own hotel and had to spend a portion of my vacation time researching for a new hotel for 1 night on a Friday night. Wasted my time. He gave me back cash for the last night, but no compensation for causing anxiety and disruptions to my plans or vacation. I called Expedia to report the situation. The other Americans were also contacting Expedia about the same issue. At no time during this stay did my room get cleaned, no new towels, no making of the bed other than by me, no trash emptied. Toilet paper ran out and was not refilled. I would NEVER recommend this site. Do not stay here. Zero stars, would never recommend. Just don’t do it.

I booked the Colosseum Guesthouse because of the location and the good reviews. My already high expectations were exceeded. There was always easy parking for my rental car, and the area's vibe was friendly and safe. The shops, bars, and restaurants of Port Zantes are in easy walking distance. The Colosseum gave me a quality hotel experience. The room and bathroom were super clean and well-equipped. The hotel's owner Homer is available around the clock and takes care of every detail. There is no question that I will return to the Colosseum for my next travel to St. Kitts.

Area is clean, below is a mini supermarket for groceries and a beach is in front of the building with a great view of the cruise ship. Next to the building on both sides and behind are old buildings, not so pleasant on the eyes if you pay attention.

Clean, low cost hotel by the port.
The hotel was clean and comfortable. It is above a convenient store that the owner leases out. It is a five minute walk to all the shopping and restaurants where the cruise ships come in. There is a food court with a bar in the center of it and it had a DJ on Friday evening. The port is one block away if you want to get to another island. It was a bit hectic and dirty at the port but no hassles. Homer is the hotel manager and owner. Just ask him if you need anything. He was helpful and well connected. He gave me a low cost shuttle (prearranged)to the airport since it would have been hard to get a taxi that early in the morning. The price was low and well worth the stay. Currently they only had seven rooms but are adding on another twenty some rooms. I would stay there again.

The room was clean. However, I was not given a one queen bed, as requested, but two twin beds room which was somewhat an inconvenience due to my large physique. The hotel is in a good location in the town and has a lovely view.

This property is listed on Airbnb as well as Expedia. When I was looking both websites showed multiple rooms available. I booked through Expedia as it was instant vs. Airbnb which required 24 hours before it was confirmed and I was looking for a room for that night. When I arrived at the property there was no one at the front desk. I used the ring doorbell and received a response that "no one was available to answer the ring". Thankfully a guest was sitting outside nearby and called the owner who said he was on his way over. Once he arrived he informed me that they were fully booked. I asked why both Expedia and Airbnb showed multiple rooms available to book and he stated it took some time for the systems to register. He told me to cancel the reservation and I would get a full refund. I informed him that I could not cancel as it was too late and he would have to do it on his end. I was very disappointed with this property, I paid for a taxi there and then had to pay for another taxi to another property. It was dark out and thankfully I was with my husband but the area doesn't seem all that safe to be alone at night waiting or trying to figure out where you will go to next. In the end I had to contact Expedia and explain to them what happened and request a refund. They said they would contact the property which they were unable to and eventually they gave me a refund but not after spending almost an hour on the phone explaining what happened to two representatives
